The design is characterized by the preservation of both existing buildings and two additional extensions with staggered storeys in the north of the site. The result is an ensemble of four buildings that are accessed from a common center. The clever location of the courtyard creates a sheltered community space. The gap in the shape of the courtyard generates buildings with an appropriate grain, which can be optimally lit and ventilated. Instead of a large-scale urban form, a village-like structure is created with little sealing and generous open spaces. The existing villa will become a community house. It is located in the most beautiful and prominent position on the site, as the prelude to the ensemble. It ties in with the existing neighborhood and formulates an inviting gesture for coexistence and exchange within and beyond the residents. We have taken the liberty of adapting the villa, which has been converted several times, to the existing building on its north side in the sense of 'building on' in order to generate an economical and functional whole.
The existing neighborhood is integrated into the concept. The community house, at the most important hinge point of the ensemble, faces the neighborhood. It opens up to the outside and accommodates the two communal rooms on the first floor without barriers. Activities for everyone can take place there, with a view of the garden and the trees. It has a separate entrance and can be used independently for future conversions or private events. The villa's existing terrace leads to the park garden, which forms one of the many outdoor meeting points. The communal utility room with adjoining drying room is located in the basement of the community house and can be accessed via its staircase as well as via an existing basement staircase. The communal inner courtyard, which forms the central circulation hub and connects the buildings via the outdoor space, is another outdoor communication space. The guest rooms and the workshop in the basement can be reached via the centrally located and naturally lit staircase in the current training building.
